My clients want you to know...
This client had listed with another agent for a year, and then tried to sell on their own. Another client of mine referred me to them, and they were very skeptical. They ended up giving me a try, and this is their comments: "Hope your ears were burning Wednesday night; we were sitting around extolling your virtues. We were talking about all you did for us and comparing you to the local Realtor we had used before. Your advertising was superior by far; you used internet, great signage, and your network connections to pull in prospects from a wide area whereas the local fellow just ran an add in the real estate booklet and put up a regular sign and talked to his pals over coffee. Yet he had many signs up in our area, like he knew what he was doing! You worked for us every day, all day and half the night if need be; the local guy took two week vacations every couple of months. You stayed in touch, keeping us advised; you are so good at explaining what the options are and their different ramifications. When we needed experts, you knew who to call. When we needed repairs, you were married to a craftsman of the first water. We think Ray is one of the nicest, most capable fellows we know. You know more about banking and financing and putting together the best deal than anyone ever thought about knowing. When the deal went sour, instead of throwing up your hands, you came up with solutions for both buyer and seller. Persistent is your middle name. You were always kind and helpful and most of all encouraging; in short, we decided you're WONDERFUL! Your friend, P.S. I hope you show this to your broker so he will treasure you."
This client had been on the market for 12 months at too high a price: "Don’t count on taking a long time to sell your home... Our home was sold in record time... only 5 days on the market. Listen to her on pricing! The other agent priced our home so high that there were no showings, but she never mentioned lowering the price!"
Negotiation was really needed on this low-ball offer: "Real negotiator... She brought the offer on our house up to within $500 of our asking price, when the original offer was $12,000 below our asking price."
This client needed very little help... she discovered herself what to do after we did my '30-Second View: "She helped us decide what was needed to put our home in ‘sellable’ condition... minor items and inexpensive...so we could get the best price." And, we did! The things she suggested would never have occurred to us living there."
I am sorry to say, but some agents just don't see what to do, how to market a property: "We had our home listed with a national agency and it was on the market for a year. All the agent said was that one of the agents said to open blinds on windows at the top windows in our family room. We happened to hear about Janet, and asked her over. Right away, we knew she was different! She immediately started on her Marketing, and had us new flyers in 1 day (and in color for outside)! Her approach to selling the home was entirely different and very professional. 'No grass grows under her feet.' It was only 67 days later that we were in our new home, leaving our old home with another happy family."
With my background, I really try to tell if a loan is good or not. The first clue is when they say "No Problem." And yet, it still can happen, even with asking all the right questions, if they know the right answers - happened once, not again! "Have you ever heard of homes not closing at the last minute because the buyer was not qualified? With Janet’s experience as a loan officer, that won’t happen to you. We lost 2 sales before we listed with Janet."
"Tired of the traditional salesperson who does not market your home?... She truly markets your home, with her unique, personalized, but tested, marketing system. She has a plan, and delivers! She cares!"
This client had listed their home with a big team, and who did not answer the phone after 6:00 PM: "Can’t get in touch with your Realtor?... Can only talk to an assistant?... Have to wait until next morning?... She personally returns pages within minutes. (Normally, she answers!) You feel you are important to her. If you have your home listed with her, you will really be comforted.. A status of all activity and feedback is provided at least weekly, or as it occurs, with market updates in the area."
