Short Sale Listings in Forsyth County GA
Short Sales happen when the home is being listed or sold for less than the mortgage lien(s) on the home. This usually occurs prior to the actual foreclosure on the home. The 'short sale' will usually prevent the seller from having an actual foreclosure on their credit, and still allow the buyer to get a good deal on a home. You must remember, however, that there is usually no disclosure from the seller, no termite inspections, and these homes are expected to be sold 'as is' with no repairs performed by the bank.
These purchases take time and patience. Even though the owner is the seller, the bank must approve the sale and the price. There is additional addenda to the contract which differs by who the bank is. Since there are so many foreclosures, pre-foreclosures, and short sales, all offers go through many levels of sign off, counters, etc. in each bank. A person is assigned to the property who is not a real estate agent, and may be in California, not Georgia. These people are seldom aware of the market or customs on the market in Georgia. It is imperative that you work with an REO Specialist if you wish to buy one of these homes.
You can refine these results by City, Zip Code, School System, Price Range, number of bedrooms, etc... you get the idea!
