Determining the Asking Price for Your Home!
I can give you an educated idea of what your home’s value is based on experience, local knowledge, and comparable actual sales in your area... BUT, many agents can do that so that you would not be able to tell the difference! You can also find a zillion websites who will give you an analysis based on faulty tax records, faulty sales data without knowing the terms, conditions, or circumstances of the sale, and where they literally know nothing about your home!
Instead, I prefer to analyze the data based on seeing your home, your neighborhood, statistics regarding the amount of inventory in your area, who your competition is, when you need to sell by, how much you think your home is worth, etc. If you would prefer "the whole truth, and nothing but the truth," then I can perform such an analysis and let you decide what to do based on the data. I check the location, current market conditions in your area, and provide you with a BPO (Broker Price Opinion). A BPO is what is required by a bank for a foreclosure, and is much more indepth than a CMA (Comparative Market Analysis) that other agents do. Generally, a CMA only takes into account other recent sales in your neighborhood (history) and your current competition.
To provide a more detailed BPO, I would be more than happy to also assess your home with my SALE-ABILITY SCORECARD in person.
I must also note that, if you recently had an appraisal, the market price is probably not the same value and will be less.
I also will not 'buy' a listing by giving you a price that is too high so that you will hire me. I don't want to waste your time or mine with a house that just won't sell because of the price.
I also will not give you a low price just so I can sell quicker and get my commission. You deserve a fair market price for your home and it is my job to market the home to get that price.
Market conditions change quickly, and we need to move with it... sometimes up, and sometimes down! I call it "Market Repositioning." I know this is not what you want to hear, but current the market conditions are to continue well into 2009. I try to keep a tight eye on the market at all times.
There are many sites out there that will quickly give you a market price based on your input. The rest of the information is usually obtained from tax records. Both of these may not reflect what your home will sell for. The square footage can be posted incorrectly, the condition of your home is very subjective, you need to know what is counted in square footage, recent comparables may not be available, distress sales are not identified, homes may not be identified has having basements or not, or if the basements are finished, etc. There is none of these sites that I would recommend.
